Think there’s little difference between photographers? See the photos at right taken from an actual online listing. This same home was first unsuccessfully marketed by a competing agency in town using photos like the one on left, the photo to the right is the exact same photo as it was published on our web site once we became the new listing agency. And those same expert images are what makes print-media ads so powerful. Photography does make a difference!
Staging a room proves as equally important as the photographic technique itself. Our team offers a designer’s eye for bringing a vacant or rental home to life, populating the home with lifestyle vignettes that help a Buyer envision living that very lifestyle themselves as new owners of your home. What does staging entail? The photos at left—same home as above—was just photographed by the competition exactly as it sat. The photo at right shows the same room after we had staged it, replicating the most exquisite dinner party a buyer might envision, complete with candlelight, a glowing fireplace and the design accoutrements a buyer of this demographic would expect to see. Staging sets the lifestyle! And it sells your home!
We Provide You A Better Matterport Package!
Matterport 3-D videos are the norm of the industry in the U.S., however here in San Miguel de Allende very few Realtors will invest in this excellent marketing tool because it is a pricey investment. The few Realtors here who do are actually using a cheaper older-generation Ricoh camera that creates only very basic Matterport videos that are very difficult for our average older demographic buyer client to understand and maneuver. In other words, they sound good but are worthless as a productive tool for actual buyers.
We resource our Matterport products from a non-local producer who uses the latest-generation technology and produces an automated video that the user has no need to understand technology to enjoy a 3-D video tour of your home listing from their location in the U.S., starting from the front door of your home and walking the client all through the home as if they were on a personal tour. Our newer generation videos also allow the viewer to measure rooms, or use A.I. to unfurnish the home. Click the 3-D generated image at left for a sample Matterport video from one of our listings.
Beyond the videos, another immensely valuable tool our Matterport packages provide is a full floor plan of the home, complete with room dimensions so clients can begin to envision how their lifestyle will fit within your home. The floor plan also makes understanding even an automated video much easier when a buyer has seen the floor plan layout and knows and understands how the labeled rooms are connected, it becomes a much more intuitive marketing tool for your home. Again, please note that this Matterport package is typically reserved for seven-figure luxury homes because of the investment cost.
